February Planning Board Minutes approved
Richard Williams, Chairman of the Town of Peru Planning Board, called the meeting of Wednesday, February 8th, 2012 at 7:00 pm to order.

APPROVAL of December 2011 Minutes. MOTION: Mr. Lukens made a motion to approve the December Minutes. Second by Mrs. McBrayer.

PUBLIC HEARING:
1. SUBDIVISION & SEQR: CAROLINE SEARS, 3 Lot Subdivision ~ 140 Patent Rd.
Mr. Robinson was assigned this application. Mr. Robinson briefly explained the project and Mrs. Sears was present and concurred with his explanation. She stated this property was her mothers, Grace Lucia, she passed away and this was left to Caroline Sears and her siblings and they are simply subdividing it equally. She further stated none of them have any intentions on developing or building on these parcels. The survey map that was submitted with the application was reviewed and the Board had some question pertaining to the property lines. Mr. Petrashune, the surveyor who drew up the maps was present and was able to answer them to the Board’s satisfaction. The APA Jurisdictional Determination letter was noted and it was acknowledged the APA does not require a permit for this project. It was acknowledged a SEQR was required.
MOTION: Mrs. McBrayer moved to declare this an unlisted action and name the Town of Peru Planning Board as lead agency. Second by Mr. Kanoza.

Mr. Murnane went over the SEQR; the Planning Board concurred there are no negative impacts.

2. SUBDIVISION & SEQR: SHAWN GOULD, 2 Lot Subdivision ~ 126 Denton Rd.
Mr. Wright was assigned this application. Mr. Petrashune; project surveyor, Ms. Cromie; Sales Associate representing Mr. Gould, along with Wanda Haby, representing the buyer of the newly proposed lot, were present. There was much discussion regarding the specifics of the APA Jurisdictional Letter dated February 2, 2012. Mr. Petrashune explained he is meeting with a biologist at the property to determine exactly where the wetlands are and will disclose those findings to the CEO as soon as they are available. It was determined this Board is willing to approve the 2 lot subdivision contingent on approval from the APA as well as a new survey map if in fact it is required by the APA. Otherwise the map that was submitted with the application will be the official map of the property. It was acknowledged a SEQR was required.

ANY FURTHER BUSINESS: The Final Draft Zoning Law was presented to the Board members for comment and review.
CEO REPORT: Mr. Slycord stated there really is not anything significant to pass along to them.
