Real estate sales look good here compared to elsewhere

Only eight of the fifty-eight of the New York counties included in the New York State Association of Realtors survey had an increase in August 2008 existing single-family home sales during August 2008 compared to August 2007 sales and Clinton County was one of them. Fifty-six Clinton County homes were sold this August compared to fifty-one sold last year, an increase of 9.8%. Median August sales price declined 3.5% from $145,000 to $139,500. Clinton County sales were especially strong when compared to Essex County where the number of homes sold declined by 45.8% and median home prices declined by 24.1%.
Statewide, the number of homes sold in August declined by 20% compared to the previous August while median sales prices declined by 10%. The statewide median sales price this August was $249,900.
September sales statistics will not be released until late this month. The Association of Realtors news release closed with a cautionary note stating, “While we expect the government takeover of FannieMae and Freddie Mac, which resulted in lower mortgage rates and higher loan limits, to help improve mortgage availability for New Yorkers, consumers’ continued concerns about the national economic crisis may hamper September sales.”
